The full home inspection is for the buyer who wants
complete information on the home he or she is purchasing. The inspection includes
evaluation of areas of the home from the sidewalk to the roof, with few
exceptions. We will evaluate the condition of the exterior, roof, siding,
gutters, doors, windows, heating, bathrooms, kitchens, and more. The full inspection includes
the Pest & Wood Rot inspections and Roof inspections most

Pest & Wood Rot inspections focus on where wood destroying
insects and wood deterioration most likely occur. The exterior structure and
understructure are evaluated along with bathroom, kitchen, and other water
exposed areas. If you are preparing for the sale of your home, it is a good
idea to have the Pest & Wood Rot inspection done at the time of listing to
eliminate last minute repairs. The inspections meet lending standards and will

Roof Condition inspections focus on the overall condition
of the roof and roof systems. Evaluation of the roofing material, ridges,

Our Major Systems inspection is designed for the buyer who
wants more than a Pest and Wood Rot, but not as much as the Full Home
inspection. The critical major systems like the Pest & Wood Rot, Roof,
Electrical, Plumbing, and Heating & Air Conditioning are included. The client
is encouraged to participate in the inspection process and will be provided with
a list of the items that are not included, which should be evaluated by the client. It is generally recommended
that you have some knowledge of the systems in a home and are comfortable

we provide re-inspections. For a small fee, you can have the repairs
re-inspected using the same standards as the original inspection. The inspector
will re-evaluate the areas that you requested repairs on and provide a report to

you. We can provide continuous radon monitoring with an electronic device or
if you prefer, you can do the testing yourself with a homeowners test kit. Test
kits are available for a small fee and include consultation with radon

You have a home with a well... what now? It is a good idea
to have the well flow evaluated. Most lenders will want the well to have at
least 5 gallons per minute of water available. The well flow test generally
takes about 4 hours and includes evaluating the well components, well depth,
water flow, and research for the well log. [Back to TOP]
For homes with well water, nitrates and coliform water
samples can be taken for you. Samples are sent to an approved laboratory for
evaluation and results are generally available in 7-10 days. Testing is
required by the State of Oregon during real estate transactions, so order
testing early. Other types of water testing are also available.
